- Contamination: the substances on the floor, including grease, water, food residue, and any cleaning product left behind.
- Maintenance: the products, methods and frequency used to clean and care for the floor.
Contamination and maintenance are closely linked, because the maintenance routine determines what kind of contamination is actually being removed, and what might be left behind instead. A cleaning product chosen purely for its shine or its smell can leave a contaminant of its own, even after the visible mess is gone. The other four CHIMES factors, heel, individual, environment and surface, still matter, but
they’re not where this particular risk hides. This is a maintenance problem wearing a contamination disguise.
Which cleaning mistakes create hidden slip risk?
A handful of common habits show up again and again across hospitality sites when slip risk is investigated. Most of them come from a reasonable place, someone trying to keep a busy site clean and presentable, rather than any carelessness.
- Using a general purpose cleaner on kitchen or back of house floors, when a product designed for greasy or contaminated surfaces would perform differently.
- Choosing a product based on its finish, its scent, or a preference for a particular brand, rather than its effect on slip resistance.
- Mopping with dirty water, which redistributes grease and residue across the floor rather than removing it.
- Over diluting or under diluting a cleaning product, which changes how effectively it lifts contamination from the surface.
- Sticking with the same cleaning routine after a change of flooring, footwear or supplier, without checking whether it still suits the new conditions.
None of these mistakes are obvious from a visual inspection. A floor can look properly cleaned and still be affected by any one of them, which is exactly why relying on appearance alone is such a common trap.
How do you know if your cleaning routine is helping or hurting?
The only reliable way to answer this is to measure the floor’s actual slip resistance, rather than judging it by appearance. This is done using a pendulum test, which measures how a standard test foot interacts with the floor surface under realistic wet or contaminated conditions, producing a Pendulum Test Value, or PTV.
Testing before and after a change in cleaning product or routine shows you, in numbers, whether the change has improved grip, made no real difference, or quietly made things worse. Guessing based on how shiny or clean a floor looks cannot tell you this. What should a right floor, right care routine include?
The belief that clean more equals fewer slips only holds up if cleaning is paired with the right floor and the right method for that floor. On its own, more cleaning just means more opportunities to apply the wrong product more often, on a surface that may never have been
suited to the job in the first place.
A right floor, right care approach means the flooring itself has a known, tested slip resistance suited to the conditions it faces. It means the cleaning product and method are chosen because they support that slip resistance, not because they look good or clean fast. And it means the
routine gets checked periodically, rather than left unchanged for years regardless of what’s actually happening on the floor.
This also means treating cleaning staff as part of the safety picture, not just the presentation picture. The people mopping a kitchen floor at the end of a shift are often the first to notice when something feels different underfoot, a residue that won’t lift, a patch that stays greasy
no matter how it’s cleaned. Building a simple way for that observation to reach whoever manages the floor testing schedule closes a gap that most sites don’t even know exists.

Retesting happens after any change to flooring, footwear policy or cleaning supplier, rather than being left to chance. And when a facilities manager is asked whether their cleaning routine is actually helping, the answer comes with a number attached, not just a feeling that things seem fine.
